As you may already be aware, the best student accommodation is secured early. We, at Francis Louis, suggest, to avoid any disappointment, you start looking for your next year’s space as early as Sept/October of the current year. This I’m sure is the furthest thing from your mind-afterall, you’ve probably just moved into your current accommodation! However, it is guaranteed to be less stressful for you if you are able to secure your space as far in advance as possible. The added burden of frantically scouting Exeter whilst studying for those important exams can be avoided if you act early.
To apply for and book an apartment through Francis Louis, you must firstly pay a £250 per person, holding deposit. This is deducted from the initial rent. However, should you decide not to take the property for whatever reason, this fee will not be returned. There is also an administration fee of £155 to cover the costs of arranging the agreement plus a £75 fee for credit searches and references where necessary (these fees are inclusive of vat) – the law concerning tenant fees is changing this year so please ask for further information.
Once we have received the above fee, Francis Louis will arrange the contract and forward this to you within 14 days. We may also require a guarantor for the rent, this can be a parent or guardian.
Rental amounts vary and will be for a minimum 50-week term (Excludes bills).
Your rental payment will not be required by us until 7 days prior to your move in date.
Please note that all payments must be made in advance, either termly or annually. These are to be paid by BACS or bank transfer to the account provided.
A Dilapidations deposit of 6 weeks rent will be paid into a Deposit Protection Scheme. This will be returned at the end of the tenancy subject to the necessary inspection and deductions if applicable.
